February Portland Housing Market Action Report including Lake Oswego, Beaverton, Tigard and other Portland suburbs & neighborhoods
The RMLS report for February 2008 was released at the end of last week, showing an encouraging increase in the number of sales over January 2008, and a reduction of January's 12.8 month housing inventory to a more manageable February inventory of 10.4 months. Despite the inventory, and a reduction in sales over a year ago, Portland home sale prices continued to register appreciation over February 2007. The complete RMLS Market Action Report for February breaks down the home sales by areas and suburbs, including Lake Oswego, Tigard, Beaverton, Hillsboro, Tualatin and other Portland areas. According to a Seattle investment advisor as recently as February 22, 2008, Portland may be a good area for investing in real estate, noting Portland's many attributes from its infrastructure to its public transportation.

Searching for Homes with energy efficient Green Features in the Portland Metro area? Portland has been designated the most green city in the U.S., according to Popular Science Magazine. Portland OR is the first Multiple Listing Service in the U.S. to offer searches for green homes. This green feature isn't available to the general public using the Portland Multiple Listing Service, so please contact me for a specialized search which I'll email to you. Top Portland Home Builders Check out my New Portland Homes Construction page for the top producing Portland & Lake Oswego area home builders in 2006,and for a chart of info on their home sales. Unlike other parts of the US housing market, sales of new Portland homes in February was up 19% over January 2007.
Some new homes are listed in the RMLS, but many are not, even though they expect to have buyers who are represented by real estate agents. I'm delighted to represent you in your negotiations with new home builders-- remember their sales associates represent the builder, and you deserve to have your own representative! Since the 2007 Oregon Legislature failed to pass tighter regulations to protect buyers from defective homes, having your own buyer's representative is even more important.

Tram Facts Portland's South Waterfront Project which includes the Meriwether, and the John Ross condo projects,is anchored by OHSU's medical center & tram which now takes patients, employees, and the public on a 3 minute, 2/3 mile ride up Portland's West Hills to OHSU's medical center complex. Opened in December 2006 for employees, and for the public in January 2007, the tram has been the center of controversy since first discussed. Homeowners under the route fought against it; huge cost overruns plagued the construction. But now the base of the tram rises high above I-5 just south of downtown, and has been in operation since January 2007 & is becoming a Portland icon. The NY Times commented that Portland loves public transit so much that it "...looks to the sky for more!"
Here's a couple pictures I took in the area of the tram, from the new Meriwether condo in the South Waterfront area.

Does it really rain in Portland?? Oh yes. But that's what makes Portland & Oregon so lush & green. A major hint about how important rain is in Portland is the wonderful statue on our outdoor living room, Pioneer Square, where a bronze scuptured gentleman with an umbrella offers to help you! Seldom does it rain for hours or even downpour. Instead,we have rain, showers, sprinkles, intermitent rain, drizzle, light rain, mist, most of which is interupted by clearing & a bit of sunshine. Lots of US cities have more precipitation than we do. You'll notice that most Portlanders don't even carry umbrellas! For Portland weather reports, click here!
